Lease or buy, service charge or rent, on balance sheet or off. How you structure the investment changes the exit value of the building as much as the installation does. It is the question nobody else asks, and we ask it before the tender, not after. ##### Optionality you keep. Under regulatory and grid uncertainty you are not buying the lowest kWh price, you are buying room to move. A configuration that keeps expansion open and stays reversible is worth more than a cheaper one that blocks you next year. We make explicit what each option keeps open and what it closes off. ##### A stack the next tenant can use too. In logistics and industrial property the tenant is the consumption profile. Leases run 5 to 10 years, assets run 15 to 25, so the change of tenant falls inside the life of the installation with certainty. An installation that survives that change keeps the building lettable instead of bolted to one operating model. ##### A tenant who moves with you. We calculate exactly what your tenant pays for energy today and what there is to share once you install. That turns the split incentive from a standoff into a negotiation.
